TERMS OF SERVICE

Safar Holdings, LLC


1. General Information

Safar Holdings, LLC is a real estate investment company that purchases residential and commercial properties for investment purposes. We are not acting as real estate brokers or agents unless otherwise stated in writing.

All information provided on our website, advertisements, emails, or marketing materials is for general informational purposes only.


2. No Agency Relationship

Unless a separate written agreement is executed, Safar Holdings, LLC is acting as a principal buyer and not as a real estate agent or fiduciary for the property owner.

We do not represent sellers in a brokerage capacity.


3. Property Evaluations & Offers

Any property valuation, estimated repair cost, or offer amount provided by Safar Holdings, LLC:

Is based on publicly available data and/or information provided by the property owner.

Is subject to change after inspection, title review, and due diligence.

Is not a formal appraisal.

All offers are non-binding until a written contract is fully executed by all parties.


4. Due Diligence Period

Safar Holdings, LLC reserves the right to conduct inspections, verify property condition, confirm title status, and evaluate market conditions during the agreed inspection period.

Failure to meet inspection or title conditions may result in contract cancellation pursuant to contract terms.


5. Assignment of Contract

Safar Holdings, LLC may assign its contractual interest to a third party unless otherwise restricted in writing. The seller acknowledges and agrees to this right if permitted under the executed agreement.


6. Closing Costs

Unless otherwise specified in writing:

Safar Holdings, LLC agrees to pay standard title company closing fees.

Seller may be responsible for documentary stamps on the deed, recording fees, property taxes, liens, or other obligations as outlined in the purchase agreement.

All allocations will be clearly stated in the executed contract.


7. No Legal or Tax Advice

Safar Holdings, LLC does not provide legal, financial, or tax advice. Sellers are encouraged to consult with independent legal counsel, accountants, or advisors before entering into any agreement.


8. Marketing & Communication

By submitting information to Safar Holdings, LLC through our website, forms, or other communication channels, you consent to being contacted via:

9. Limitation of Liability

Safar Holdings, LLC shall not be liable for:

Market fluctuations

Errors in publicly available property data

Delays caused by title issues, lender requirements, or third parties

All transactions are subject to mutually executed written agreements.


10. Governing Law

These Terms & Conditions shall be governed by the laws of the State of Florida.


11. Modifications

Safar Holdings, LLC reserves the right to modify these Terms & Conditions at any time without prior notice.
